Strategically located in Singapore’s largest industrial estate, Tuas, the property enjoys proximity to major infrastructure including the Tuas Mega Port, Jurong Port, and the Tuas Second Link, which connects Singapore to Johor, Malaysia. Accessibility is further enhanced by Gul Circle MRT, within walking distance for tenants and employees.

Financial Impact and Portfolio Diversification

The acquisition is DPU-accretive, meaning investors can expect higher distributions per unit. On a pro forma basis, assuming completion on 1 January 2025, DPU would increase by 0.033 Singapore cents or 0.2%. The attractive NPI yield of 6.5-6.6% supports strong returns.
