Capital World Limited Legal Claims and Corporate Updates – January 2026 Interim Announcement

  • Claim by Teh Swee Neo, Lee Yong Hen, and 97 Other Purchasers (the “99 Plaintiffs”):

    • High Court previously found CCPSB and CCRM Management Sdn Bhd (“CCRM”) jointly and severally liable for claims estimated at RM10 million.
    • On 7 January 2025, the Court of Appeal set aside the High Court judgment, absolving both companies of liability.
    • The 99 Plaintiffs have since filed an appeal to the Federal Court. Case management for the substantive appeal is scheduled for 26 January 2026, with an update on the Court of Appeal’s Grounds of Judgment set for 27 February 2026.
    • If the Federal Court overturns the appeal decision, the Company could face substantial financial exposure, which is material and price sensitive.
  • Status of Other Legal Cases:

    • No further updates on cases involving Anna Ling and 124 other purchasers; Pung It Teong and Tan Yee Ting; Pey Boon Siong and 19 other purchasers; Saravaneshwari A/P Subramaniam; and Nandagopalan A/L S.M. Samy.
    • Pending outcomes in these cases could have latent risks for the Company.
  • Group’s Operational Updates:

    • No further updates on:

      • Sales of development rights and beneficial ownership of five towers in the Capital City Project;
      • Progress on the completion of the Sale and Purchase Agreement with MK Mustafa;
      • Assistance in investigation by Malaysia Anti-Corruption Commission (“MACC”).
    • The lack of progress on these fronts may affect the Group’s strategic direction and investor confidence.
